How large is your list and what is the criteria selected? 2 calls indicate to me your list it either not large enough or not targeted. Stay consistent. It's a numbers game.

Anyone out there, outside of California or Phoenix, use Rebogateway successfully? If I pull tax defaults only (with no other parameters checked) the earliest data I'm able to get is from 2014. This doesn't seem right!! I've pinged their techs on this but they state that since taxes are paid in the rear (i.e. 2016 taxes are paid in 2015) that the data is fine... Any of you have a supporting/differing opinion or advice?? Thanks!

I always like to go do each item in the proposed scope and ask questions to the contractor like "will there be any work required or recommended after this step is complete that is not reflected in the scope of work?" If all else fails you could potentially negotiate a free seal job by emphasizing your desire to work with him much more in the future as you plan to acquire additional properties and see what he says.

Hi Everyone, great to be a member here at BP...what an awesome resource.  I'm a long time lurker and I've learned so much.  Time to finally make an introduction and get the ball rolling!  

I'm new to Madison, WI - recently relocated from Houston, TX.  I'm currently in the market for single family and multifamily du-/tri-/quad- investment properties to buy/renovate/refinance and rent.  

By the way, even though this is Badger country I'm a Baylor University Bear at heart (Class of '06).
