Hello guys and gals, I just completed my PA Real Estate License course and I am looking for brokerages in Pittsburgh, PA to work for/with? However, I have a few questions and I am curious toward what to look for and accept as reasonable terms as far as hours, office/startup fees, commission splits, etc. Am I better off with a smaller brokerage or a larger firm and what are some typical differences between the two that I should look out for? Thanks!

Hello all, my name is Michael Vieira. I moved to Pittsburgh a few months ago and I am looking to network with other real estate professionals. My goal is to build a network with some of the best Real Estate investors, agents, property managers, mortgage brokers, bankers, private and hard money lenders, contractors, etc. in the Pittsburgh, PA area that I can not only look to for advice, but to partner with on future deals/ projects. Along with a relentless work ethic, I would like to accelerate my career in the real estate industry by meeting others that share the same passion for real estate, architecture, profitability, and being the best, that I do. I have grown up in a family of entrepreneurs/ real estate investors/ contractors and have worked around it my whole life, which is how I originally derived interest in Real Estate.

As I am new to Pittsburgh, PA, I am more than willing to lend a hand in projects/ deals or anything else that is Real Estate related in order to gain more experience and insight on the market. Let me know! I will be happy to help and most importantly learn.

I will be signing up for a real estate licence course within the week to become a realtor in Pennsylvania, however, with a few options I don't know which to use. Is PDH a good course? All suggestions are welcome. Thanks!

I am going to buy my first investment property in Pittsburgh, PA, ideally a 4 unit multifamily. I am new to the area. I am looking for advice on the market and good places to look. I'd also like to learn about surrounding areas as well. What do you think?

Hello everyone. I have been looking at properties in search of my first investment property. I want to get the best/most information on the property I can (obviously) but I feel my inexperience has left me to leave some things out. What are some questions I should ask the Realtor when looking at a home that someone might not think of to ask?Thanks.

Hello all! I am looking to purchase my first property and I would like to know how much flexibility I have in bidding the price lower than it's listed at if the property has been on the market for 2 years. (Listed, expired, then listed again, then extended, then extended again). A percentage would be helpful. Like how much lower (percentage wise) than the listed price would be a reasonable offer if the owner has been trying to sell the property for 2 years. Although I am confident I do not have much experience and do not want to blow the deal.

I have been analyzing some deals but I can't seem to accurately (or comfortably) figure out the ARV. What are some good methods/ strategies or formulas to use in figuring out the ARV of a property? My goal is to be confident and ready by the time I graduate in 3 months to find and execute a great deal. Thanks!
