@Daniel Kurkowski  Thank you for your input.  I really needed to hear that and I appreciate you reminding me to not make things complicated by inviting him to solve the challenge together.  Really great advice.   Thank you.

I am a rookie looking at some out of state investing and a particular real estate agent (commercial) has been very forthcoming and supportive with information and his time and I definitely would want to be very fair to them.

He has recently sent me an exclusive agency agreement which I am hesitant to sign because I am already introduced to many other channels in the state and am also planning to do my direct mail campaign. I wouldn't even mind giving this agent a consulting fee for his expert opinion on properties presented by others.

In your experience is there a nice way to modify this agreement so that this agent is protected for properties he puts forward and yet not pissed by the commission I would need to give to others if they bring forth a property. The agreement stipulates that the agent will first attempt to collect their portion of the commission from the seller or their representative.

P.S. Is there a counter language that I can offer in my revised agreement back to them?

@Dan Handford  Thank you for your excellent question.  When you mention the "type of MF owners" can you please elaborate what are the different types you were thinking about?  I want to make sure I am answering the right question.  For example in my case I am targeting individual names as opposed to companies.  Is that what you meant?  Thanks again Dan.  I look forward to having your additional insight.

Any recommendations for the source of some script to use for inbound calls from Multifamily owners?  Thank you.

Is there a source for the following data;  I am looking for the "norm" for the expense ratio (based on either GPR or Gross Income) for individually metered garden style apartments in the south east and the mid Atlantic (Region IV) :

Can anyone suggest a source or share sample direct mail letters I can use with property owners.  I vaguely remember "may be heard" Brandon saying he had some on the site.  The one under the files/letters is too specific and residential oriented.  All I know about my targets is the city the property is in.  Appreciate any help you can generously provide.  Thanks.
