Some quick advice I can give knowing what I know now:

1. Learn as much building code as you can. you can buy a handbook from Home Depot. Contractors can sense if you don't know your stuff and will take advantage of every opportunity to do less and get away with some things. 

2. Don't cheap out on materials. It costs you the same amount of money installing $2 tile or a $.25 tile

3. Be there everyday. Stay on top of your renovation. Learn and absorb as much as possible.

Hey BP family I have purchased my first investment property in the city of Philadelphia. I am looking to rehab it in about 3 months. In the mean while I need somewhat of a mentor, someone to walk/talk me through the process from the beginning. I am new to rehabbing investment properties and if someone has been there & has done what I am trying to do I'd like to limit my losses as much as I can, thank you guys!

Hey BP fam I am a new investor looking for my first investment property. I live in Philadelphia but am watching fixer upper prices climb rapidly in my city. Baltimore is right in our backyard I am willing to invest there as well. Anyone in the area in either city feel free to reach out or point me in the right direction to find a good deal. What midwest markets are killing it in the rental game? Looking to invest out of state this would be my first out of state rental.. anyone have any advice??
