Great post.  I've only been in NWI for almost 3 years and looking into investing here less than 1, but I've come to some of the same conclusions.  The dependence on steel still makes me nervous about long term investing, but you bring up great points to the contrary.  Slow and steady is where it's at in this business.

Appreciate the feedback.

I live in Valpo and work in Gary, so we started looking in Valpo, Chesterton/Porter, Portage, and Hobart.  As far as I can tell, Hobart seems to be the best option so far.  Also, we moved here from PA 2.5 years ago.  Not knowing the area very well, we're looking to start with small farm area.

...sorry...technical difficulties. As I was saying, the pricing differential from pre-rehab to post-rehab properties appear to support profitable opportunities, and that's just from the MLS. The neighborhood has good amenities in terms of a moderately thriving downtown area and the lake offers a nice backdrop and recreational activities. Does anyone have any experience with REI in Hobart or any insights to the area that could confirm what I think I'm seeing?

I'm in the process of researching potential farm neighborhoods for my first fix and flip in Northwest Indiana. I'm narrowing in on Hobart, mainly near Lake George and a few other pockets. Based mainly on MLS-listed properties, it seems to have plenty of potential flip properties, the pricing differential from pre-rehab to post-rehab appears

Thanks for the responses. We're looking in Valpo, Chesterton, Hobart, and Portage areas. We're looking at a mix of contractor and our own work as the reno schedule would permit.

It's time to realize my dream of investing in real estate.  My wife and I are looking to try our hands at a flip along with another couple bringing to the table complimentary skills to our own.  We have the foundation of a strong team and are looking to build our broader team and network.  We're going to cut our teeth on a single flip and reassess.
