Are there any private lenders who would be willing to invest in the chicagoland area if I am able to find an opportunity? I am a new investor with limited funds. Currently looking for small multifamily opportunities in the area.

Yeah.  My confusion was why does an unlicensed contractor even had the ability to be insured and bonded? 

The reason I ask is I have a family member that is unlicensed but is bonded and insured. From what I hear he is pretty good, but I am having second doubts since he is unlicensed.

If a contractor is bonded and insured, should you still be concerned that they are not licensed? If so, what are some of the pros and cons?

Would be nice to have a post that has a good list of great contractors in the chicagoland area. Lets share contact info for great contractors in the area!  They deserve the advertising for their hard work!
