Oh okay. Thanks for clarifying that for me @Jon Holdman. I'm just trying to learn this ins and outs, Because 15k isn't a lot to work with and the last thing I want is to screw it up. Your advice is greatly appreciated.

I've really been thinking of Memphis I connected with a few members on here about that market and got a couple Zip codes for decent areas.

I have about $15,000 to work with but absolutely NO CREDIT or stable income. I'm 19 years old with NO Collateral as well.

What's a young man to do in this situation? Please help. Its would be greatly appreciated.

im sure you can there a loop hole to everything in the real estate but the guideline say you cant.

From what I know you must live in your home if its an FHA mortgage most of the time it has to be an owner occupant home to receive some of their benefits.

I would think so...many people are buying homes in bunches out there it kind of a secret gold mine people dont talk about because they dont want other investors hogging the good stuff not only detriot but any place similar desperation and depressiation are the exact formula for getting rich..if it werent for the great depression we would have no warren buffet. Im not saying buy everything you see but with proper due dillagence you should be making a KILLING..im only 19 with no track record or credit so i cant take advantage like other adults can so for now i have to sit on the side lines and continue to analyze "/
