I personally like multi family but I wouldn’t shy away from a single family if the numbers work and especially if they work better. A lot of it also depends on your strategy. If you’d want to 1031 down the road you might need to sell singles as a package which can be difficult. If you continue to buy and hold you might end up having to start using commercial or creative financing.

Jaidan,

I would check Facebook; most of the time you can find multiple groups and I presume there are some Dallas groups given how big the city is. I would also check the website meetup, however, most events right now are online.

Columbus, OH is a great place for investors. The population and job growth has contributed a lot to the real estate market. It is competitive, but I would definitely recommend looking into it.

If you want to invest successfully out of state, building a solid team is key. I would interview many realtors, PMs, etc. If you can connect with others OOS investors who have property in the area you’re looking for they can provide some valuable advice.

Obviously I’m biased as I’m based here, but I would look into the Columbus Ohio market. The population and job growth have provided lots of opportunity.
