@Karl B. Where do you have these machines. $1 seems awfully low. Here in Massachusetts a 4 family can easily have a water and sewer bill of over $200 a month. And electricity isn’t cheap here either. I was thinking of charging $2 for wash and $1.75 for dry

Im setting up a laundry room in a four family in Massachusetts and im Interested in knowing what landlords charge for their coin operated laundry machines. The hot water and electricity supplying the machines will be paid by me.

@Phil Goodwin they have separate entrances but do share the same stairs leading to the entrances. That what i do now. I give first floor tenant $50 credit on rent for snow removal and grass cutting. What im wondering is if the owner of the house is actually responsible for getting the snow removed. Ive heard different stories. Most landlords tell me that snow removal for landlords is only mandatory on three unit properties and up.

Ive heard that on two family homes the tenants are responsible for their own snow removal. The home im referring to is in Massachusetts. Can anyone shed some light on this.

@Nathan G. I would prefer the tenants not know who i am. If a door falls off its hinges. I get a call telling me a door needs fixing. I show up after work and simply tell the tenants im here to fix the door. The $100 i get charged to fix that door i can do myself in 30 minutes time. I dont want to collect rents and be involved in emergency situations like hot water tanks bursting. I can see where tenants can get between a pm and an owner but i think the two can coexist if the owner has the right attitude.

@James Wise i work a regular 50 hour a week job. My thinking is i can get to 75% of the repairs myself but their will be situations where i cant make it to. So id use them on a per call basis. Someone collecting rents and dealing with evictions and replenishing the apartments with tenants could really be useful to me. I just dont want to put my construction skills to waste and let someone will else fix something that i am perfectly capable of fixing myself to keep more of the profits.

@Brian Ellis thanks brian. I purchased this house for rental income. Their are closets just outside the room. Do you recommend me placing mobile closets in the rooms before i place the units for rent.

Ive bought a multi in the fall river area. A few of the bedrooms do not have closets. Does a bedroom need a closet to be considered one. The house was listed as if they are bedrooms so i would assume closets aren’t mandatory but have heard many people state that it cannot be considered a bedroom without a closet. Can someone please shed some light that has experience in Massachusetts preferably Fall River as each town might have different laws.

I have a completely vacant four family home that im purchasing. I already have a two family that ive always managed myself with little trouble but have been debating on getting a property management company for this bigger unit. They charge 8% of total rent and $450 per unit to find and lease tenants. I think this is a pretty fair price. Im a handy guy and still want to handle as many repairs as i can to keep maximum profits. Was wondering what the percentage of people on BiggerPockets use property management and is it worth the profit loss.
