Closed on a investment property in Kalamazoo MI, The Matt Mulder Team Real Estate group did a phenomenal job, made my transaction smooth and easy. though I'm all the way in Florida and the property I purchased was in Michigan they made me feel as if I was up their closing on this property. Trying to structure a deal, but wanted help to answer a question. If a wholesaler was to buy a property. Would the owner have to pay property Gains? The reason I ask this. My girlfriends aunt owns a duplex and is thinking about selling it but doesn’t want to pay the property Gains. Me and two of my pals just started wholesaling so I was thinking maybe we  can do something?

Got one deal down 6 months ago and I’m looking to move in to the next and I don’t mind a 50/50 deal also I’m bringing the drive and ambition and eagerness to learn, to the table. I’m also not scared to get my hands dirty so if your looking for a young passionate hard working person I’m here.

Hello everyone so I am a new investor. I recently just bought a condo where I’m starting out with.Right now I’m house hacking and looking to buy and hold. Now that was six months ago and I’m antsy to go on to a new project. Which brings me to my question. My mother has a mortgage on half of a duplex where she only owes 60k on. The comps in the neighborhood are selling for 170-180k. Now my mother is soon going to be moving with my sister. I thought of the idea of buying the house from my mother because of the fact of how cheap it is and to get her mortgage and interest rate down being she got stuck with a balloon mortgage and I have better credit. So with my credit I’m sure I’d have lower interest rate. Also I dont wanna sell it with the house being lower mortgage payment aswell, rent in the area is almost 1500-1700 so with that I wanted my mom to be able to collect the income from it.My whole thing now is what would be the best thing to do. How should I buy it 1 and 2 my whole reason for buying it from my mother is to take out the equity with a line of credit to go buy a whole other property.

Hello everyone so before getting my feet wet I'm just trying to gain as much information as I can before taking that leap into buying my first duplex. Now referring back to Bp podcast 4. I remember hearing about equity partners in helping with financing a potential purchase. One thing the guest, Frank  I believe his name was said that its always best to use the opm theory.(other people's money) so I get that part which in my head meant financing taking loans of such.which then he combined equity partners and ask would you rather have 100% negative cash flow or would you rather have a 50% cash flow so all in all where I'm going with this is would it be better to share my first investment with a equity partner or just go for it by myself n learn from it being it is my first time I rather share and earn and learn then to be by myself n screw up and be in negative on my first property.

Hello biggerpockets users, I'm Michael Rodriguez. I just turned 21 and I currently work at Publix distribution warehouse, and I'm looking to embark on a new journey threw investing in single family/multi family Holmes.
