I think the price reduction approach would be best if you are not looking to keep it for another two or three months. There is always a buyer for every home...remember that! Patience plays a big part here. Perhaps you should review how the pictures look (did you get professional photographer, drone, video, matter port), have you staged the property? Also, how much are you offering for a commission to a buyer's agent? Those are variables, which if executed well; will help you get the house sold. In our personal experience properties have taken us anywhere between 3 to 4 weeks to sell at a premium price on this current market. We buy, renovate, list and flip properties and Los Angeles areas as well as the Inland Empire: San Bernardino and Riverside counties and we have noticed the inventory priced at top of the market takes a longer to sell 3-5 weeks longer. Don's response hits it on the head! Thanks Don! What I have found resourceful, for myself, to generate new business, in the house flipping arena, is watering those flowers and by those flowers; I mean people I know and like. I always make it a point to remind my sphere of what I do and how I do it (through SM & direct mail), so that they can be aware & alert about it. And, I can hopefully get them motivated to get-involved and do a flip or two with me as a mentor and/or even JV partner to eventually get them started on their race to financial freedom. I find it; it is a lot more fun this way as these are people who you know, like and would love to see improve their live's style and freedoms. People connection is the best path to good business.
