"Archer Ranch" in ~Horse-Town~ Jurupa Valley, California. It is well centralized near everything and off of Limonite Ave between main freeways 15 and 60. You will love this HORSE-ZONED lot at almost 30,000 (30-THOUSAND) square feet. Property has 3 bedroom (including a master suite) 2 bathrooms, inside laundry unit, plenty of living space and all on a single story dwelling. ~RV~ access and parking available, one-car garage attached and direct access to the house plus a covered 3 space carport.

What made you interested in investing in this type of deal?

The lot size and horse zoning

How did you find this deal and how did you negotiate it?

Wholeseller

How did you finance this deal?

Cash

How did you add value to the deal?

Total Rehab, plus new landscape, roof, plumbing and electrical

What was the outcome?

Multiple offers, sold for $30,000 over listed price and a 18% ROI

Lessons learned? Challenges?

Sometimes it is best to rent a temporary shaded 6' fence to keep thieves out and add privacy to your rehab. Never use Sunbelt in Riverside for your heavy equipment rental...they are weak and will not refund you for wasted time caused by their equipment breaking down all the time...all the freaking time.
