@Jocelyn Canfield Do you mean communities as in specific neighborhoods within Philly? If that's the case, something to look into.
@Joe P. Those are concerns in the back of my mind as well. I would have to vet that trusted person(s) who can manage my property and take care of the emergencies when things go sideways. Do you mainly manage your properties? What would happen if you travel, and an emergency occurs?
I don't mind having strangers in my part of the house. I've stayed in many Airbnbs myself, and I trust the people who use it to host or stay.
