How many wholesalers do we have on here that are in or around Denver? How is the market out here? Me and my partner did wholesaling in Phoenix and we did pretty well but we want to connect with some people out here and see how the market is and how well people are doing with wholesaling. Most of what we worked in Phoenix was vacants and pre-foreclosures. What works the best here? Trying to get a feel for the market here.

Are you still using this program how did it turn out? I'm considering doing the same thing in my area to allow me to not have to knock doors and focus on growing my business. 

Im interested in this as well I've been noticing a lot of the door knocking I'm doing people have already gotten out of foreclosure and are tired of people knocking on their door, so the pre-foreclosure door knocking hasn't been very productive for me. What websites do you use for leads?

John Leavelle I thought they might get annoyed if I call them on every property that I think might be a good deal. I have two right now that look like they could be a profitable deal for me but I'm hesitant to put in an offer because I'm unsure of the realistic values because other home sales nearby seem to vary quite a bit and I don't have a ton of info on the other properties that have been sold. Do you have any recommendations for a realtor that is investor friendly?

I'm wondering how everybody estimates property values of homes. I've been using the average of the 3 lowest and 3 highest comps in a one mile radius if possible but I'm finding that in some areas that is a big gap and I'm trying to find the most accurate way of estimating value short of calling a Realestate agent or appraiser for every deal I analyze. Are there any investors in or around Phoenix that would be willing to help me a little with this I know a little bit about each area but I don't have extensive knowledge of all of the areas. Please share your methods and/or any tips you can think of for getting a more accurate estimated value.

How many investors do we have in and around Phoenix? Specifically investors that are doing fix and flips and rentals? Looking for more people to add to my network and I want to see how many of us there are in this area?

Hi @Andrew LeBaron I just saw this but I already sent you a colleague request after seeing your awesome post about wholesaling. I don't think a network can be to big, my biggest issue right now is coming up with the extra cash to fund down payments and have the extra cash to cover unforeseen expenses so I am venturing into wholesaling with a few seasoned people in the local group I started going to. I would love to learn more though as I don't believe it's possible for one person to learn everything on there own. Solid Relationships and networks are the key to success in my eyes.

I don't really limit myself to just central Phoenix my group that I've been going to really helps me with that also. I keep up on everything nearby chandler,gilbert,Mesa,Phoenix, san tan and some other areas. There is always an opportunity you just have to dig them out. Wether it's rentals or fix and flips or even using the brrr strategy. I've found deals that fit all 3. Feel free to message me or send me a colleague request and we can talk.
