I have all Ryobi tools and am perfectly happy with them and use them all a lot. They are not as high end as Dewalt but my rule is initially buy the less expensive tools and if you use the tool enough to wear it out then buy a nice replacement. It'll be a few years before you wear out the Ryobi's.

@Jeremy Taggart I should have read the previous posts in greater detail, you should be good to go. I was going to say that the bank might require you or the seller to do improvements to the property before they will lend on it but if you're doing the 203k then you should be fine.

I think you just call 311 and complain. I could be wrong but I don't think they charge any fee.

Have you tried to use the equity built up in any/all of your properties for a HELOC or cash out refinance?

@Grant Lawrence I guess after looking at different charts I think I am good on the joists but cannot find anything on the beam in the front that will be held up by the new posts. The beam would run parallel to the house and the ledger.

@Grant Lawrence I have tried googling for span charts but I cannot find a chart that fits this particular project. I do not deal with the span charts very often (or ever) so I might not be looking in the right place.

@Roy N. I think you're right and they are cantilevered off the second story floor-joists. I had not considered a ledger, but I think you're correct in that it should be handled by a pro. Was just getting other peoples thoughts on the matter.
