In AZ...as-is means that the seller makes no warranties or repairs on the property.  The buyer has the right to withdraw the offer before the end of the inspection period.

@Jean Norton How did you get Gold Star status on Auction.com.  I have brought over 20 houses thru them in the past 2 years and have never been offered that.

I think your rehab number is too low with a a AC replacment, 2 tub/shower replacements, appliances, paint and landscape.  

 I think you meant to say certain parts of central Tucson, like Sam Hughes and Encanto.  There are no parts of South Tucson that I woud recommend

Island...They show better and the counters cost less.
