Remove the water softener and loop the copper pipes back into each other.  A non working water softener can be considered a warrantable item on the BINSR and the buyer could ask for it to be fixed.  In addition, if you were to have a working water softener, it would not add one cent of value to the sales price.

I have been a tract home builder for 15 years before I started flipping houses.  I thought that my long time relationships with subcontractors would lead to the best prices.

WRONG

Lowes has beat all my subs materials pricing by a lot.  I buy everything thru Lowes Pro Desk from cabinets to carpet.

With flips we typically only get a 1 year warranty on termites. So if you do a full treatment, then the one year warranty clock starts when you do the treatment.  The best way is to work with your termite company and spot treat it and wait till inspections.  The buyers inspection will always catch it and then you do the full treatment and warranty.

You only have to worry if it has asbestos if it was built prior to 1978.  Then you have to test for it.  The cheapest way if you do have asbestos is to encapulate it...ie leave it alone and paint over it

@Julie MarquezI dont know about your area, but open houses for rentals are a waste of time...no one ever shows up unless they made an appointment to see it at that time

Tucson is a very competitive market and inventories are very low. As a result profit margins are very thin here.  I think your going to find it tough to find a partner that is willing to split the profits.  You have to ask want are you bringing to the table? If its your work ethic then your not going to find anyone to partner with, maybe someone willing to hire you.  If you want a partner, you are going to need to bring either money to invest or find a deal that only you have access to.

No shows are just part of the business.

Every appointment that I make...I tell the prospective tenant that due to people not showing up, that they need to call me 1 hour before our meeting to confirm they are still gonna make the appointment.  If they dont call...I dont go

Skimming the block with drywall never really works...you can never the surface smooth enough.  With what Aaron R. said is correct for Arizona...we have a material called slump block and its just fine to leave painted.  I think what your saying is you have interior walls made with 8" CMU blocks.  

In that that case, the proper way is to fur out the walls with wood studs.  You can use a studs or wood nailer strip to reduce the amount of sqft you'lll be losing on the block. Then hang sheet rock, tape and texture like normal.
