I’m sure this subject been mentioned but was wondering if there is any updates on smartlocks. I’m an out of state property owner and was wondering what investors are using. I know wifi is needed for most smart locks, is there any ways around needing only wifi?

Would love to hear what you’re using or what works for you.

Does anyone have any advice when it comes to door locks? I would love to get some that allow me to give temporary codes and change codes it remotely since it’s out of state. I have a few ideas for locks but would love to hear anyones advice.

You are 100% on the money. I kept getting outbid in SC for an investment. I realized it was the realtor, when I switched it made all the difference. If nothing seems to work, try a realtor that you will work better with.

Since I have a few properties and in closing on another this week, is it smarter to put the properties in separate LLCs or create a trust for each property. I spoke with a professional and was told it will be hard to put the property in a trust since there’s a loan on it. What is everyone’s experience in these situations?

My peeve with appraisers is that it’s all an opinion, I had a waterfront property and he only added 1K to the value. It really is an uphill battle, you can do a reconsideration which will cost more and can come back even lower.

I was looking to purchase something in the Greenville SC area, it seems like people either love it or scream to stay away. Does anyone have any advice or experience with this area. I am doing research but can’t really get a feel for it.

Wouldn’t it be better to just take some money off or pay closing costs? I had a seller “fix” an issue and they used the cheapest company and I ended up having to do it twice.

Yea that does make sense, I can get an umbrella policy like everyone seems to advise. I’m from NYC, here there’s always some lawsuit going on so I always worry they’ll go after me personally and my other assets.
