Jason, good for you. The strongest word I have for you is "patience". This is not a road to overnight success, but more a life long commitment to the industry. I wish I had someone with these words of wisdom for me long ago. 

If I was you, I would visit your local realtor and ask some questions about careers in real estate. If they like you, they may find some menial tasks for you to help keep you engaged. Just a thought.

 Good question Minna, and thanks for the video. My guess is that it as inventory increases (Spring is about to hit us and open up the market with more inventory), followed by the end of forebearance in June, or later if extended again...if inventory hits the market, prices will decline. And how's the climbing unemployment going to play into this? I suspect we are approaching the decline...correction...slump...or maybe even crash... within the next 9 - 12 months, but hope not.

I believe that agents by law have to submit all written offers to the seller. If he called and the seller and offered you a $10K break, and you feel it should be a multiple offer situation, you should jump on it. Until you make a written offer, you're not a player in this equation and when you are serious, the list agent is going to have to work with you to inspect it and do a lot of background work. The seller has already paid you most of that half of the commission - $10K if you choose to move forward. So you've won, the agent's won, the seller's won. What's so bad about that?

If you don't want to pay that half of the commission, then you should get your license.

Hello BP,

I presently live in Missouri and am considering relocating to Lumberton for a transfer with my W2. A colleague referred me to a realtor down that way; I called and left a VM about a week ago and nope no return call...so I'm not going to fight to give them business.

I am looking for either a home for my family for the long haul, or a temporary home for us to move to, then wait for the right home, and rent the temp digs. And thereafter will be seeking SFR and/or MF investments. So there is future opportunity for sales, and property management if you are into that sort of thing.

I'll be working in Beaumont, so Lumberton, China and other possible areas will be considered. Want somewhere safe from flooding and a good community for my girls who are 10 and 11.

Not interested in living in Beaumont, have you seen the property taxes there? OMG. Is Beaumont the San Francisco of Texas or something?

I'm not committed to the transfer yet, and will be doing the recon on March 20th. 

I did do a search and reached out to a couple of realtors on here, no reply yet, but hopeful.

Returning to the first post, I had an amusing thought. At least to me. I'm from Australia and we shorten many words....such as your choice of the word 'convo'. I have to say, that word has always grated on my nerves. Just like 'info'. I must be weird.

Interesting insight. I would never have thought about it, but feel it's more of a gap filler in a sentence. I wouldn't use that line as a disqualifier for anyone, but view them and their work on its merits.


I worked with a colleague the other day for 30 minutes and after every sentence he said, "Do you know what I'm saying?" I said no a couple of times but he didn't hear what I was saying and kept moving on. I feel as though the words in your situation are just words that you have taken a disliking to - and there's nothing wrong with that.
