Post: Airbnb.com Who has used it? Good idea or Nah?

I was thinking about perhaps converting one of my rentals into an Airbnb.com spot.

But before I do anything stupid or out of the ordinary I wanted to do a little research and find out if anyone else has done this and what are their results?

Questions:

How much does Airbnb.com charge?

Will this be a long term solution if you only need to rent your property 10 days outta the month to cover rent for a whole month if you signed a lease?

Any personal experiences from anyone on this site?

Thoughts?

Okay I am rambling now.

Even previous expired listings, re-entering the market, and selling for above asking prices.

Something has got to give, and hopefully soon. It's reminding of the previous inflated market where investing in SoCal real estate didn't make sense.

Thoughts? Opinions? Collapse? I'm hoping this bullish run comes to a screeching halt,  as I don't plan on investing out of state, and I don't plan on purchasing properties with no cash flow.

David the Fed is going to raise interest rates so people are willing to pay a premium to lock in a very low interest rate over 30 years.  Yes some of this is probably a bubble, but nothing like it was back in 2006-2008.

Also once the interest rates do go up there will be less people willing to pay at those prices and the market will slow down.

Just my thoughts but they tend to be pretty logical.

Post: Would you invest in 401k instead of invest in real estate?

Here is the easy answer.

If your employer matches a percentage (typically its up to 3%) then invest that much into your 401k because it's free money. However, if your employer doesn't match then it's up to you.

Personally in this current market in my opinion the stock market is way overpriced and we are due for a major correction in the near future.

And who actually saves up money for a down payment? Just open up some lines of credit at 0% max out your lines and boom there is your down payment.

Awesome, thanks all!

Hello everyone,

I primarily do buy and holds with rental properties, but I have been seeing more and more opportunity in fix and flips.

With this being said I am set to Close on a fix and flip on April 23rd.

I just wanted some advice as to what to expect as far as the time frame goes. I financed the property and have about 40k left on the mortgage, the sale price is 120k. So after closing costs ect. there will be a nice chunk of change left.

So my question is how long will it take for this money to transfer to my account?

Thanks for all the advice in advance!

Michael

If something looks fishy and something smells fishy. It probably is fishy.

If a tenant is lying or the information isn't matching up then move on to another tenant. There are too many people in the world with good credit and trustworthy to get fooled by the bad ones and have to deal with it later.

Do the double sink. Don't be a cheap skate especially if you are looking to sell it later.

Find a granite company and get them to put a nice slab in that matches. Trust me potential buyers will love it.

Bathrooms and kitchens sell houses.

Is this the right move to make even though I don't have prior experience under my belt? Also, what sites are my fellow investors using to create their own websites? (I know there is Wix, Squarespace and Weebly among others)

It costs like 10$ a month to start a website. You should have done it yesterday if you wanted to and you are serious.....

Just my opinion.
