Jameson Sullivan yes, that is very true, I will do this I will be looking for a mentorship/internship with a local investor to learn more and thanks to you guys you helped me see that it's important to do that! I think I might still do the wholesale deals if I get a mentor locally who would help me estimate rehabs, ARV and other costs though.

Todd Radus I am really thinking about this whole situation, and I really think you are correct. I want to get experience and be able to learn from people already in the field, and also that are local. But I just can't find anybody like that who's willing to do that for me locally. But this guy is willing to help me and I wanted to do this purely for learning and just getting experience not making money. So do you think I should just do something that's like this locally? So I can be able to learn from people close and local to me? Would that be better than having a mentor like I do now? Because with whatever do I would just like to get a hands on experience to learn, I don't care about the money, I just want to do it. So you think a local mentor/internship would be better, correct?

Jorge De Jesus so if you think this is such a bad idea for me to do this, what do you think I should do then? I've been reading and learning about real estate for some time now and I just want to get experience, in going to be wholesaling deals and the guy will just be signing for me, then we will split the profits from the wholesale. I don't really understand what's so bad about this, the worse thing that can happen is that I won't get paid, that's why in the beginning I won't spend money on marketing this way when I do my first deal I'll see if it's legit or not. I just honestly don't understand what you mean so can you please explain for me, sorry.

Elizabeth Wilson that's true, I will mostly be interacting with this guy online. But no matter if it where near where I live or not, it will most likely be something similar to this. Also, my parents know about what's going on and they are helping me out as well.
