Erik Whiting it would be very hard to do cash in my market since it's very expensive. But that is what I would ultimately like to do, it's just to expensive for me right now. Anyways, do you only use your own money? I know there are many advantages for doing that, what are some advantages and disadvantages of using your own money?

Ian Walsh I know there are many scammers when it comes to private/hard money lending, how do you find good/legit people when you look for your lenders?
