It just depends on what is in the report. When I bought my house, I believe it was over 60 pages and the house is more expensive than most houses in the city/state (and I got a deal). You just want to be concerned with the big stuff (electrical, plumbing, foundation, etc). If it is easy stuff to fix then you can ask the seller to fix some of the stuff, split it, or knock some off the purchase price and fix yourself (or hire someone to fix). Hard to give better advice without seeing it.
You have to either sell it or refinance to a much lower rate. There is very little chance you will make money when you factor in your credit cards interest rates. Sometimes selling it, even for a loss, is your best play.

Hi, I have a renter that wants to do handyman type work around the house like recalling the bathroom and small things like that. He wants a rent credit for doing it. I was wondering where do you draw the line between just keeping the house clean and taking care of small things and paying to have it fixed? I feel like some of it should just be done since he is living there without me giving him a rent credit. Any advice/help is much appreciated!
Hi, I live a couple blocks from a university and I rent out the extra bedrooms in my house to college students. I have used Craigslist in the past with mixed success. It seems like it is very hit and miss. I have considered advertising on Facebook but I don’t want all my friends to see it on their feed. Are there any other websites that are good for students? It seems like many of them are geared toward renting the whole house as opposed to a bedroom. Any advice/help is much appreciated!

I have used cozy for background checks and they seem to take a really long time. I have a prospective tenant that sent his information about a week and a half ago and it still hasn’t come back yet. I had a guy previously take two weeks. Is this normal? Do you use other services for this so it doesn’t take so long? Any advice/help is appreciated! Thanks!

Congrats! Big first step and I like that you are house hacking. Great way to build wealth! Just curious on how you found the rad students? Do they all know each other? Do you have a lease with each one or just one for the group?

Between now and sometime in the future we will drop. Be prepared. Seriously though, timing the market is extremely difficult. One of my grad professors said the top economists in the world are only right 51% of the time. No offense to anyone here, but no one knows when it will happen. It is best to just be ready in any scenario.
