Always amazes me that people will buy five properties and then want to do their own taxes.

Unless you are a tax professional, get a CPA that knows REI.

The original post seems like typing diarrhea.

What do you have against Dave? He is good for people that struggle with finances. If you do it his way, you won’t get in trouble. He is not everyone’s cup of tea though.

Hopefully your soon-to-be wife will be your soon-to-be ex fiancé.

The number one reason for divorce is money (not cheating). So it is critical you are on the same page with her before you get married.

Why are you setting your goals so low? Why not ask how you can turn $500k into $500 million in five years?

Not sure what the point of this post is. It is highly unlikely. Not impossible but wouldn’t want to bet on it.

Invest in a 401k at least up to the company match. Anyone who doesn’t is a moron.

@Roman Kozlov if you are not finding anything, I would just pay it off. Your return is the interest rate and you are taking risk off the table. If you really want to have a mortgage you can always get a heloc down the road to invest.

@Roddy Walker so if someone gave you a deal on a 15 unit, you would say “naw, I’m good.”

@Bill Brandt yeah I am familiar with neighborhood scout. I was just wondering how bad the drawdowns are when they happen. But I guess since real estate has changed so much through the years it wouldn’t be a good gauge.

Hi all,

I was wondering if there is a free site that shows appreciation rates by metro for individual years going back decades. For example, the appreciation rate for Dallas or Charlotte each year going back to 1950.

I am just trying to get a sense of how often a correction happens and how severe they are.
