Thanks, I never heard of a tenant paying a lease up front.  

I have a SFR in Cullman, AL. The new tenant paid a year's lease. My rental property management company is keeping this cash and disbursing the rent in monthly checks. Is this normal?

First I want to say I've never gone to one, but there is a local meetup called Madison County REIA. If you download the meetup app on your phone and join the group you can attend a meeting. They have a meeting at least once a month.

Ex-Californian (from OC) here, the commute is nothing.  Traffic here is not bad.  I think buying in Hazel Green is no problem.

Has anyone used American Rental Managers for their property management?  How long does their property turns usually take?  

I bought a turnkey rental in zip code 38127 (C class) area 3 years ago.  So far I have been happy with the results.  I used Memphis Investment Properties.
