Hello Justin Whitfield. It helps to know where you live. I'll bet you that no one in this blog know what the FIRE Strategy is. It's a Passive Investment Strategy and Rental Houses etc. are not completely Passive. Do you already have a Portfolio of Covered Call ETF's to start your FIRE Strategy? I looked at that before Covid and my opinion is that for me they would only work within my Roth IRA as a Zero Tax Investment with 10 to 12% Monthly Returns. If you still decided to Invest in Real Estate, I would wait for Trump to get elected and wait for the Sell Off with lower Mortgage Rates.

Hello Cameron Moran in Toledo. It sounds like you never bought a Home? As a First Time Home Buyer you can get all the Financial Discounts and Low Down Payment. First thing is to go to your Bank and get Qualified for a Loan. What is your Credit Rating etc. Then, I would go online and read what HUD has to show you. Go talk with a HUD Agent. Get oriented on what you would need to buy one of their Houses. Find a Real Estate Investors Group in your area and attend some meetings. Go to ReventureApp.com and put in your ZIP Code to see the condition of the Market in your area. Learn how to do Searches on Zillow. Read IRS Publication 523 on Sale of a Residence. Everything your want to know is online, but, if you needed $100,000 or more to pay for Down Payment and all the Closing Costs for a Home, would you really want to even start?

Hello Bret Riemensnider in Minnesota. You need to learn how to do Google Search and find the Rental Eviction Rules in your State. The easiest thing is to find the one, cooperative Tenant by talking with them and just "Pay for the Key to move." The other three get Notice for Increase in Rent. Google for "Service Agents" and choose one to do the work if you do not want a fight with your new Tenants. The worst thing an Owner can do is to live in the same place as the Tenants.
