Has anyone used CIT bank for a savings account. Its at an interest rate of 2.45% with a $100 a month deposit or a balance of $25,000. This is the highest interest rate I can find and am just wondering if anyone else has had any experience with them. Thanks!

Not that I have a lot of experience... scratch that, I have none. Though I have been listening to a lot of podcasts and learning. If it were me I might ask for more upfront. I tend to have grace for people till they personally do me wrong, then I am more skeptical. How long is your lease? I suppose if you did a six month lease at the max and asked for two months rent upfront if they did get behind you wouldn't be completely out. Assuming that they would pay the first month at move in, you would have three of the six months covered. Maybe this is unrealistic, I am not really sure. But, that would make me feel secure. What do others with more experience think?

Hey,

So I have been wondering if it is wise or unwise to purchase rentals in more than one geographic area. For instance, I am currently finishing up my degree program in NY. When I am done I will be looking for a job anywhere, with no idea where I might end up. I plan on starting out doing both my job and investing with the hopes to one day be able to go full time in real estate. I will be here for at least another year and a half and I personally am getting tired of renting. Once my lease is up I would love to purchase a duplex. Thus, would It be wise to just wait and see where I end up, or should I find something here even if I would only be in it for a year before I moved? Also, would it then be okay to be who knows how far away from the rental? I would appreciate everyone's advice.

From a contractors view, if your not going to do the work yourself the less colors you choose should save you money. Contractors tend to charge more if you pick a lot of colors.

Just a thought.

Hello

Just taking the time to introduce myself. My wife and I are a young newly wed in central NY with a plan to buy rentals. I currently work in the construction field and have gained a decent amount of knowledge in regards to residential construction. I have been self-employed operating under a DBA in the field. I am also wrapping up my bachelors of science degree is Finance. In short, I have a lot of passion and drive however, I also know I have a lot to learn. Does anyone have some advice that I can take with me on my journey? Thanks everyone!
