Keep at it @Kenneth D. and keep pulling on the BP community for encouragement and advice. I often think of Malcom Gladwells 10,000 hrs to mastery, there is a ton to learn in RE and it’s ever changing. Many below have mentioned house hacking, and I would highly recommend that due to the low upfront costs (3.5% down) and the lower pressures associated with being able to work on and improve the house on your own time – versus bleeding cash every month during a rehab that’s not a primary residence. And you can forget about capital gains exemption, if you live in the property for two years!

@Corbin Revell welcome to RE investing! If you’re making it as a trader, you’ve certainly got the the capacity to succeed in wholesaling. Big fan of the approach though I haven’t added a fourplex to my portfolio, I recommend the approach (I’ve got a series of SFHs and a duplex I’ve got in the planning phase - the never ending permitting phase). When I wholesaled, I leaned you’ve got to be the first ones to connect with the owner, meaning if it’s two weeks or longer, you can bet there have been several other people there (putting their business cards in the door or sending direct mail).

Very true @Brett Deas staying in the market is key. People will always need somewhere to live and RE is finite
