I'm having trouble knowing who to cold call. I know I need to have a script of some sort but who do I call and how do I get access to these people to be able to call them???? A step by step answer would be great!! Thanks in advance everybody!

Hello I'm a real estate investor and a newbie wholesaler.  What I am looking to do is something called virtual wholesaling I'm willing to market and negotiate with my own money, time and effort.  I just need someone who can be my "boots on the ground" and go look at properties and get contracts signed.  We'll split profit 50/50 or whatever we can come to an agreement on.

Hey everybody currently I am working on coming up with an offer for a 3bd 2 bath mobile home which is in great condition! The thing is the sellers asking price is $33,000 and zillow says the ARV estimate is $140,000. Is this something I should get under contract and wholesale to an end buyer or am i missing something here?? And if I were to wholesale it what would I need to do as far as finding a contract?? Any help would be appreciated!! Thanks!

There is a small SFH about 624 sq ft 1 bed and 1 bath asking price is $37,500 arv estimate according to zillow $50,000. The thing is houses like this are selling at 42-60k, but have an completely extra bedroom! What could I get and negotiate and offer this seller to get a good deal?!

If I'm wholesaling I understand that I should be targeting motivated sellers AND distressed properties. But I'm aware that if the motivation is high enough I can negotiate a deal whether the property is distressed or not. My question is what do I do if the house is in good condition and there are minimal repairs? How could I negotiate a good deal when the house is in quality condition? Do I just play on there desire to sell because they're motivated????? Any help is appreciated! Thanks!!!!

I live in Dodge City, KS and I'm aware that real estate in Kansas is best in Wichita and Kansas City.  But I was wondering if it could be done where I live or would I have to move to an area where wholesaling real estate is more common???? Thanks in advance!
