Congrats on jumping in. I am based in Raleigh NC but I partner with a lot of new wholesalers that find it challenging to come up with the funds to open your transactions, like Earnest money deposit (for SFH and MF and portfolio's), probate fees, and even double closes. If you find yourself in a situation where you may not be able to open a new transaction because you may not have the funds right now for EMD, lets chat, I may have some strategies for you or I can be your transactional lender helping you out. Lets not having lack of EMD funds impact your wholesaling business as you start off and scale.

Just off Pace's promotion of another Gator method, not currently a member.

One thing I'm concerned about is that I already have a line of credit, he mentioned it needs to be and LOC done through his suggested companies. Do you have any insight on this? This could be an obstacle for me, at least initially.

I'm also curious about your thoughts on the program.

No you don't have to use your LOC or go through the company referral. That company helps you set up your LLC structure and does some credit coaching on how to build up a business LOC. You can absolutely use your on money or even something like HELOC.

Usury laws don't apply to EMD lending since it is a fee not an interest rate return.

Hey all...another great resource for Wholesalers to help maximize their ability to get contracts is to utilize transactional lenders to help fund EMD's. Don't let lack of EMD impact your ability to lock down contracts. I have been actively partnering with wholesalers providing short term EMD lending and bringing my transaction coordinators in to help facilitate opening of Escrow to close. Would love to connect with active wholesalers to share how I can add value to your business
