So I bought a home subto, BUT now realizing it needs some rehab to get higher value rents to maximize cashflow. How would i get capital to fund the rehab? What kind of terms should I offer to PML? Are there HML's that will provide capital? Any other ideas are welcomed.

I have a 5 bedroom house in the Concord, NC area that I rent each room on a month to month (or 3 or 6 month) lease.  I am currently managing the property myself using Innago platform but I live 2 hours away and having issues finding boots on the ground property magmr resources to help with tenant move in and move outs, coordinating vendors and maintenance requests.  I can handle all the front end, listing/marketing, tenant screening, rent payment collects and general lease management but really need someone I can call to coordinate on property happenings.   Most property mgmt companies won't touch this CO living rent by the bedroom set up, so I am looking for reliable options/resources.  I would even be open to paying a flat monthly rate to be on call when needed to support house activities.   Has anyone else had these issues and do you have any recommendations.  Thanks

 In some cases it might make better sense to do a double close.  Where you buy the house with cash (complete A-B contract) then turn around that day and sell to end Buyer (complete B-C contract).  Example you get a house under contract for 100k, you buy house for 100k then you sell your newly acquired house you now legally own for 150k.  You then make 50k on the spread.     I work with wholesalers who are not using this to help get houses under contract.  I can provide funding for double closes up to 500k and will work with you and title directly to ensure completion of contracts

I recently closed on a 5 bedroom in Concord, NC where we are renting each bedroom out and each room has its own lease.   The seller was managing this himself but I am not in position to do that I am looking for property management firm with experience managing by the bedroom leases.  Any referrals or recommendations?
