I have used all three of these appraisers.

@James Mays. Great job on the utilization of the calculators. A couple of things that stand out. 1) Amortization...30 years on a sub $50k property is unlikely. Try at a 15 year amortization. 2) Property Taxes. Research City and Parish Taxes for an accurate figure. 3) To acheive that $800/mth rental target. You're going to need to complete a scope of work to ensure you have accurate rehab numbers. 

Overall...great job on your calculator.

@Leah Hall. We have a local investors meet-up that is named RE360 and was started ~6 years ago. We meet every 3rd Thursday of the month. There are a wide variety of investors from newbie to seasoned in various verticals. As @Lee Nugent said we meet at Line Ave. Pie & Brew Co. which is located at 6301 Line Ave, Shreveport, LA 71106 6pm-8pm.
