Hey Sarah welcome to the site. As you probably already know there is a wealth of information here for ya.

@Valentin Zalutskiy  You put closing cost as 400k which has your cash on cash way off since its thinks you needs 490k cash to make this deal happen. I would add Property manager just  because you may not manage it forever and you want to make sure it will still cash flow if you do hand it off in the future when you are no longer living there.

As far as if its a good house hack or not I'm not sure. I'm a newbie myself lol.

I think that depends on where you are looking but you can get some with low money down 3.5% if you plan on living in it.

Well...........If the out of state area you are looking at is Cleveland you are in luck because I created The Ultimate Guide to Grading Cleveland Neighborhoods. I am currently in production on The Ultimate Guide to Grading Birmingham & Memphis Neighborhoods as well.

that map is awesome man.

Are you house poor right now? Are you not able to pay the debt while currently living in the home? or is this just a way to speed it up? Without knowing anything about your life maybe look into selling or downsizing a car first? ( Although I'm assuming you tried all other options)

@Jose Vazquez Not sure if quoting tags you

Hey ,

Newish to the site. Been looking at places to long distance invest in since i live in nyc. I have family here and they tell me how cheap the real estate is. I know its low income doesn't seem like the greatest city in the world. But rent seems ok.Are there any investors here? I plan on doing buy and hold. Should I just run and look elsewhere?
