Also, quick question:

I was wondering your thoughts on this listing if you have the time.

It's listed as a duplex but it's a full gut renovation to the studs. There is zoning for a triplex.

The rents in the area for 2 bedrooms in brand new leasing complexes are 2500+

My sister has lived in the area for 20 years so I know it pretty well.

Hey!

I'm a relatively new investor from Philly living in LA. I'm looking to buy and hold multi family properties in North-Northwest Philly. (Port Richmond, Brewerytown, Strawberry Mansion and Germantown) I went to high school down there and a lot has changed. Wondering where I'm guaranteed good occupancy rate after a nice rehab.

@Brendan Markle Thank you! I have been looking around Kensington/Port Richmond a bit as well.

I appreciate your response and I'll stay in touch. Are a lot of the duplexes in Germantown turnkey or rehab required? We're looking at both but mostly looking for BRRR opportunities.

@Alex Capozzolo that's awesome! I will definitely reach out to Jon. Ive been looking at Strawberry Mansion too. In fact I just sent my pop to look at a place there. They are doing a lot of new construction in the area and I think its only a matter a time until that area breaks as well. The neighborhood is still rough but the location is too prime. A buddy of mine that I went to high school with and I are looking to BRRR as well. It seems like the smartest move. Looking forward to learning more Alex.
