I've done a few 1031 exchanges, they are a valuable tool! Ensure you work with a team that is familiar with them (accountants / lawyers).

A 1031 exchange is a way for real estate investors to defer paying taxes on the sale of investment property. Essentially, instead of selling a property and paying taxes on the capital gains, you can reinvest the proceeds into a similar property and defer the taxes. This allows you to keep more money working for you in the real estate market, potentially helping you grow your investment portfolio faster.

Hi Yanely - I am happy to connect and advise on my experience in Hartford CT. I am very familiar with the different neighborhoods (North end, South End, West End, Downtown). One thing to watch for and to consider with your numbers are the taxes in Hartford, they can be very high!!

Hi Mel - Have you got in touch with an experienced lender? They should be able to help you strategize what will work given your current situation and qualify you appropriately. 


Also, FHA you only have to live in the home for one year. You may also qualify for a low down conventional loan. HML are for short term purposes and you'd generally want to refinance out quickly.

Hi Alex - agreed with Jonathan’s response! It really depends on what you’re looking for. Questions you need to ask yourself are: Do you prefer higher cash flows or less headaches? Budget will be a big determining factor as well. Theres a lot of great markets in CT. 

I know the CT markets well and currently own property in Hartford, Middlesex, and Fairfield county. Let me know if I can be a resource for you!

Thanks for sharing @Greg Andrade! This seems to be the case with all these new apartment developments throughout central CT. We are seeing these developed rapidly around here - West Hartford, Simsbury, Avon, Farmington the list goes on. 

I see both sides of these arguments and hopeful that the towns building and development teams have a keen eye on these projects. 

The West Hartford vacant UConn campus is a hot topic in town with similar controversy surrounding it. However, this lot has been a huge eyesore for years now. I'm hopeful that this project will bring additional businesses, housing, and improvements to the neighborhood in booming town.

Hi Yiking, welcome and congrats on your move to CT! There is nothing like a beautiful old house going through a complete renovation. I bet it came out amazing, and now that its almost summer you can focus on the outside!

Good catch, Diane! I agree with Sam and air on the side of caution with using a free lease from any site. My leases are reviewed and kept up to date by my attorney. It’s worth spending the money on something that could really help you in the long run!
