Here's what I did in college:

Depending if the new person has a-lot of stuff or wants to make slight adjustments around the place I'd change it... then add a hundred. Meaning if rents 1,000 and each pay 500, now the roommate with a partner pays 600 and the single guy pays 400.

Ask yourself which one would have a longer term? Vacancies hurt more in the long run. You could maybe slowly increase it throughout the years.

Also which group would treat that home like their own?

Unfortunately this has been a more common thing in recent years. Even seen ads to "Avoid pet fees" by getting an online certificate which sucks, there are some good people who really depend on these animals to maintain joy in life.

Buying a house for you to live in? Definitely don't skip.
Looking for a property to flip and make money? then might make more sense. It is always a RISK.

Regarding the first part of the question. 
I would say don't overwhelm them, too many options although seems like a good idea usually isn't the right approach. Listen carefully to the don't and wants of your cash buyer. They will highly appreciate you doing the filtering for them.

Second part - Having a diverse pool of buyers can increase your chances of finding the right deal quickly and at the right price.

I like your ambition, definitely on the right mindset. For this specific property I would have to agree with the other comments; The Sq Ft is not right for a 3br. Spacious bedrooms can attract quality longer term tenants. Although if the property is in a college area, size of bedrooms won't matter that much.
