Hi,

I currently have a distressed property under contract in Salisbury MD that allows me to assign it to an end buyer. I would like to place the contract on the Maryland MLS. Has anyone done this before in Maryland and can you tell me how to go about doing it. Both myself (buyer) and the seller live in New York. How will investors get access to see the property ? etc. this is my first time. definitely can use some guidance.

Hi guys

I'm looking for a real estate attorney in Maryland that is familiar working with wholesale investors, and who has been the attorney at least 20 times in such deals. 

Also, I can use a good appraiser along those same lines.

Your recommendations are much appreciated.

Hi Sam,

Actually all I have are pictures of the property and from the pictures it looks VERY distressed. Do I need to pay someone to go there and assess the property, ( perhaps a rehab construction co ), If I go myself I still wouldn't know how to price it out, or should I just come up with a figure based on similar houses on redfin, etc. and just estimate about 40K in rehab cost. Or maybe call a local construction firm and ask them how much would it cost to demolish and then rebuild ?

This is not a "sarcastic" question, but a sincere one from a nubie. Could you please spell out the risks for me. My understanding is that If I cant find an end buyer the contract allows me to get out. Please explain.

thank you so much , Question: where can I get accurate comps, seeing that I live in NY. I am a real estate agent in NYC but the property is in Maryland. I don't have access to the MLS ( multiple listing service ) in MD.
