this is laborious, im gathering quotes for 2 rentals, our primary, an auto policy and we want to add an umbrella. everyone has good prices on product A, terrible rates on product B, i try to cherry pick, then they say i cant get an umbrella policy unless i get every policvy written by the same person.

is there anyway to shop this out easier and get everything under one roof? is there a website where i can just upload all my policies?

ive been googling around and i cant find a good source on voucher rates.

Im in Houston,tx - Harris county.

there are plenty of resources to help renters sign up for a voucher but i cant find anything on resources that clearly show what a land lord would receive

Hey BP family,

Ive got another property into hard money, started the conversation early with the lender to refi out of hard money,and they sent me packing. something changed monday, and they said for the next month or more their investors pulled funds and didn't want any more investment properties or second homes.

So how should I go about finding a conventional fannie/freddie lender who will allow me to refi 75% LTV under 6 months, without a tenant, based on the market rents the appraiser brings back? is this sort of lending now dead? is this a short term hiccup?

Hey BP Family,

How has the community decided to handle new tenents?

Ive read that month to month protects the asset, But Im concerned when I goto Refi the lender wont like seeing anything less than 12 months.

I havent been in the forums as much as I should have, Can anyone clue me in?

@Jackson Simison a BRRRR only comes from finding a rock solid deal. Most peoples first deal is not a BRRRR. Consider using an FHA loan to buy a 2 to 4 unit. Live in one, rent the others.

Get experiance as a land lord. A BRRRR usually requires extensive renovation, alot of hard money guys wont give you that kind of money unless younare a general contractor, expereinced in Rehabs, or youre partnering with ankther investor who is
