@Markus Gomez |Wholesaling is not illegal. Lying & Being Fraud is what's illegal. The biggest thing is DISCLOSURE, be transparent with your sellers & buyers. I tell my sellers that I'm an investor looking to buy at discount.. And I tell my buyers that I don't own the property.. I'm simply assigning my contractual interest. Have integrity in your business & you'll be fine. Another thing that will save you from this mental frenzy of wondering if you're operating ethically or not is to go ahead & do a double close. Then you are actually selling a property that YOU OWN. You can use Hard money, Private Money, or even transactional funding to get it done. Whatever you do, don't listen to negativity!! Alot of people hate on investors simply because they feel you are taking money out of their pockets.. As if there's a shortage of some sort. Its more than enough for all of us out here & you don't have to lie or be dishonest to make good money.

I got my first list of probate leads yesterday, I'm pretty excited. However, i was wondering if you guys know a good way to approach these prospects. I usually am calling landlords (eviction list), tax delinquents, Vacants, etc. Probates seem like the initial approach would/should be different.. What do you guys think?

Anyone know of any good Investor - Friendly agents in Tx? Preferably, in Houston if possible. 1. For MLS Comps 2. Expired Listings 3. Post Wholetail Deals for a % (I've got a guy charging me 6% to post my wholesale deals on the MLS, looking for something a little better) Plus, i'll also refer sellers (that aren't negotiable for a wholesale or owner finance deal) to list with you.

@Ryan Beasley |thanks Ryan! I'm definitely not going to quit! To me, to be thought of as a vulture is hilarious. I just left a property earlier from the list, and the lady was literally thanking me for relieving her of the property. When i call, my strongest intention is to see if that person on the other end has a problem with their property that i can solve.
