@Ryan B. thank you. I'm glad to see that I'm not totally stuck in this situation. I appreciate your insight. The tenant is still communicating with me and has been making small payments when he can. He seems honest enough and I would hate to see something happen to his family. But, I know I must cover my investment. We have structured a repayment plan of back money owed, and if he gets it all satisfied, I will revisit the issue with the utilities.

I have a tenant that never put the water nor sewer bills in their name and it states in lease that they are obligated to do so. I paid the last quarter's bills because they were experiencing a hard ship, but they were still trying to pay their rent. Now they are really falling behind and the next water and sewer bills have come in. I know I can't evict them and I'm trying not to annoy them too much, because I feel that they will just stop paying all together and I will be stuck until the eviction moratorium is lifted. I am not sure what I can do and I feel like I'm now stuck not getting rent and paying their bills. Any thoughts?

@Mauricio A. What kind of floor work? Hardwood, floating floor or carpet?

@James Brunetto, jr it's my experience that you get what you pay for. It seems everyone is looking for a good contractor, but they want bad contractor pricing. If you are serious and willing to pay a quality contractor who is proven to rehab houses that sell fast and for more than the asking price, I can get you in contact with one.

@Dana Burns I really think that it depends on the area/market that the property is located. If I'd is a D neighborhood, then you won't be turning it into a house that belongs in A neighborhood. Or the opposite. It will also depend on the most recent updates to the bigger ticket items (roof, furnace, windows) If it has been vacant for ten years, I would imagine that they would all need to be updated. That would be quite costly. Also, if the roof has been leaking and the house has experienced water damages for consistent years, there could be serious structural issues. I would be very careful. Even walking the property could be dangerous. There will be a pretty great chance that someone/something has been living in it for sometime and there will be ample damages from that.

I suggest paying for a home inspection before you even talk to a contractor. This will make it easier to get a ballpark estimate from a contractor, without them even having to visit the property.

Hello, I work very closely with a contractor in the Lehigh Valley. He is the best I have ever seen. He cost more than your typical "Craigslist contractor," but every house he has worked on has sold within 2 weeks of listing and sold for more than the asking price. (It also helps to have an outstanding realtor)

He is a busy guy, but is a man immense integrity.

Hello, I'm really sorry to hear about the troubles everyone seems to be having finding and keeping a good "handyman." I consider myself quite "handy" and I'm sure I could help any/all of you, depending on specific project(s). My question is this: What kind of jobs/tasks do you need completed? Are you looking for a full time employee, or someone to be "on call" all the time? I ask because the position sounds pretty demanding, but probably does not pay that well. If I'm completely wrong, I apologise.
