FYI - I voluntarily contacted all of my tenants and lowered their April rents. Just because you're afraid to look bad in comparison, does not mean that we're all doing something wrong.

 Why do you assume that he's the one that loudly advertised his action? Isn't it a lot more likely that one of his tenants was really happy about it and let others know and then media came and asked for the landlord's comments? 

I don't think it's for us to decide who deserves charity, if it's someone else that's giving. It's his money and he can do with it what he wants. I just think some real estate investors are up in arms, because they're afraid that their own tenants expect the same. But that can happen with anything in life. 

I think he did a nice thing and if he can afford it it's great for the tenants.

Seems like cutting off your nose to spite your face. Airbnb may not be around for long because of this virus, so, suing them pushes them even more into that direction. 

You may say: oh, well, I'll go to another platform , but that kind of defeats the purpose

I agree with @Account Closed , that you're setting yourself up for potential complaints of fraud. Whether it's legal or not, people assume that a realty is tied to certain ethical requirements and rules and that it's regulated and thus they have somewhere they can go to complain about behavior. If they find out that you don't have a license, it can badly backfire on you. I'm in Georgia, too, and there are many people here, who would love to sue someone because they see that as their golden ticket to finally get money. 

And as @Steve Vaughan wrote, if you are trying to talk to unlisted property owners, there's a reason that they haven't listed it. Many may not want to deal with an agent. Subsequently, you're shooting yourself in the foot by proclaiming to be (at least that's what most people would think if they read 'realty')

Here is a really interesting one I had some years ago: 

I renovated a 950sqf 2/1 shotgun home that was in a few blocks that belonged (was claimed) by 2 adjoining neighborhoods. 

1) Grant Park, full of 1800sqf and larger homes, selling for 300-400K then

2) Cabbagetown full of small 2/1 900-1000sqf shotgun homes, selling for 280-290k

I had an extra lot and I added an addition of about 500sqf. Now this house was 3/2 and 1450 sqf

The appraiser didn't pull comps from 1, because the homes were too large. He didn't pull comps from 2, because the comps were too small. So, he went miles out of the area to find a few other homes (these were fixer-uppers) at that size and the appraisal came in at 160K. 

So, if I had torn off the addition and made it a 950sqf 2/1 again, it would have been worth 290k.

It doesn't really matter that Buzzfeed is just fluff as long as people read it. And, yes, many people read it. Most of us think the Kardashians aren't news worthy, but Kylie Jenner has 160 million followers and she's a major influencer, like it or not. Same thing with Buzzfeed.

Well, mine doesn't count, because I don't have professional Before pictures, plus I didn't sell it, but I'm throwing it out anyway ..because I'm proud of it and because it was just featured in the local Atlanta paper....lol

I am not getting notifications for any threads that I'm following, unless my name is specifically mentioned. They're also not in my spam folder. 

Does anyone else have that problem?
