Would appreciate it if any investors or CPAs can answer my questions. I own a duplex in Ohio and live in CA. I own it under my own name. There were some repairs I had my handyman do that had a cost plus the sales tax. For example, $2000 plus a sales tax of $100. So the total cost to me is $2100. Can I write off the $2100 or only $2000. Separately, for utilities like gas, I pay online with a credit card and they charge me a $2 fee. So if the utilities for that month are $50 they will charge me $2 extra ($52) to pay with card. Can I write off $52? Also, are home insurance premiums tax deductible? 

If I sell my duplex and buy another one somewhere else, can I carry those expenses with me to the next property? Can I use these write offs against income I might make from flipping or even selling my duplex? I’m studying to get my real estate license in CA. I heard that there is something called Real Estate Professional status for taxes. How would this work being licensed in CA and owning a duplex in OH?

I want to get into the flipping business and BRRRR method. I own one duplex and realized it's difficult to scale if your money is tied up in normal rentals.

I have a good handyman I trust near Dayton OH and if I had a wholesaler to work with then it would help me find good deals with equity. 

I’m also interested in working with wholesalers in other markets or states. Does anyone want to share their best advice regarding working with wholesalers? Also, any advice on finding good handyman or contractors in other markets? Lastly, any advice on finding good deals or flips on my own? For example, analyzing neighborhoods on Zillow.

I need a handyman to do some remaining repairs in order to get my empty unit rented out. I have 3 handyman contacts who are all overbooked and can’t get out for months. My property manager knows a handyman who will try to get me on the schedule but I still haven’t heard anything. 

What should I do? Every month that goes by without a tenant is costing me money. I plan to keep looking for alternative handyman in the area. Anyone have any ideas of who I should contact for referrals. It’s in the Dayton area of Ohio. 

Work consists of painting some floors, installing a window, new safety stair rail, cleaning the unit, installing a vent system in bathroom, etc.

Currently have some repairs I would like to make to my property. I have a detailed list of assignments to be complete in the unit. Trying to make it rent ready. Most repairs are simple fixes that involve painting, cleaning, and installations. 

I need a trustworthy handyman that can get out to the property. It seems like every handyman I talk to is overbooked and can’t get out to the property for months. Was hoping any investors in the Dayton area can help me out with recommendations.

I have also placed signs in the window and yard for them as a drive by still works and placed ads in the local FB groups.   There are apps like payyourrent.com that they are using for payments.  All my clients are self managing and they are not local to their investment locations.  They require them to have a monthly income of 3 times the rent and no prior evictions.  Credit score is up to you, as many renters will have poor credit.  Hope that helps!

This is helpful. What do you use to collect rent. Is there a free website I can use for my tenants?

But since you are are a out of estate investor, have you considered local Facebook groups or the FB Marketplace?

Is running Facebook ads something easy to do?

 You didn't turn 100k into 550k, you turned 100k into 170k, so you made 70k in 16 months (net profit - capital investment)

 That was our first property... we've done 4 more... I was showing an example of our first one. How we invested 100k and netted 170k. We've gone larger and larger with our current projects and returns. Now we are moving 150-250k cash per project on capital with a 45-55% return. 


 That’s a nice first deal. I wanna invest my cash with you.
