Are the ads geo-targeted? Do you have negative keywords? Have you looked into adding specifics cited to your keywords? Just a few of the many things to consider when optimizing keywords/ad words campaigns.

Nice to hear that rentals can still work out here in the so cal area. I'm wondering why you didn't decide to sell the property after rehab, were there no real comps in the area to justify a 610k amount or do you see more value with a buy/hold strategy?

Hi Adam - Welcome to BP! I would also check out some local meetups in the area. I find it very helpful to be around like-minded individuals in the area. @Polar Prutaseranee and @Joe Homs have been very helpful answering many of my questions along this journey as well! I'm new to REI myself but plan on making my first few deals within the next 2 months.

@Christopher Brainard , thanks for the feedback! I agree analyzing more deals should be top priority.

@Steve Bracero : Yes, that was very helpful. This seems to be in line with @Christopher Brainard  suggestion in terms of analyzing leads.. a lot more and making offers. I don't want this to be looked at as to-do-list but rather the necessary actions to land my first two deals. Being the in Southern CA market (and I say that with little/no experience), I am pursuing fix/flip as my initial strategy but I don't want to wait for deals to come to me. So I'm willing to put in the work to find more deals and of course keep on educating myself and expanding my RE investor network...

Hello BP, 

New member from Orange County, CA.

I wanted some feedback for some of my goals that i've set up for myself this quarter. I think everyone wants to take action, but I want to know if I'm taking the right type of action. I started my real estate journey back in November 2016 so many completed items (mainly educational) are not listed. Any feedback or thoughts would be extremely helpful. Thank you!!!

Glad I found this gem via the search engines. This was very informative and entertaining all together. I've never taken so many notes on one podcast. I'm impressed with Grant's mindset but suprised that he hasn't read a real estate book in his life. Makes me wonder a bit about how much weight we put on the validity of books and past experiences. I'm not saying it's not important but Grant seems like a man of taking action as a way of education.
