I think I need to focus more on the numbers rather than just plugging the numbers in the calculators. @John Leavelle so you are referencing the 1% rule for quick math, correct? 

If so, the 1% rule totally makes sense and helps to clarify the picture. Thanks!

He finally connected with the owner, but has not made a deal yet. So, the plan on how they will bring in rent money (mobile homes or house hack) is still fluid. 

This is a single family property.  $1200 is %50 of the rent. He was thinking about a house hack, but the property has some extra acreage they could utilize for rent income (mobile homes etc.)
