2nd/3rd I got with Nicholas Varner in Ohio (Holton-wise), 2 duplexes, one in Parma, Ohio, second in Cleveland Heights, Ohio. Parma (B class area) 3bd/1ba, 2bd/1ba Duplex for 100k, mortgage impound is for ~800$ rents for 1600$, I pay most utilities (tax deductible at least).

3rd is in Cleveland heights Ohio, bought for 120k, 4bd/2ba, 4bd/1ba, mortgage impound for ~900$, rents for 1900$, I pay most utilities.

*note- I'm not affiliated with these companies in any shape or form other than purchasing from them. Holton-wise is not a traditional "turn-key" company, they have real estate agents, contractors, and property managers all in-house (so they can do everything a turn-key does).

 Thanks for sharing!

Hey @Jay Hinrichs, thanks!  I'll look for it!  Is there a particular company that you've had experience with and would recommend? Same question to you @Ali Boone & @Tom Ott.

The reason I'm drawn to TK is because most of the work is done for you.  While I can give some time to building a portfolio myself, I do run a few businesses with my wife and have children we love spending time with, haha.

As I’m looking for my first deal I keep going back to turn key opportunities as an option. I’m curious if anyone has built their portfolio mostly or completely with turn key properties?

@Chris Harkins, possible silly question (new to all this!)  - With a deal like this, is financing flexible or would it require cash only?

Is buying from a wholesaler a good way to start?  I'm eager to get my first deal done and it seems that working with a wholesaler would be a no brainer since they've found good deals.  Or at least they should've.  I know I'd have to dig into the numbers to verify.

Or would you suggest I stay away from that to start?

TIA!
