@Gervon Mesidor I completely agree with what @Marc Brenner said.
One of the best skills you can learn is how to go direct to seller if you are planning to non-owner occupant BRRRR in the areas you mentioned. I receive requests frequently from Buyers looking to find deeply discounted properties when the reality is that no one is going to sell them deeply discounted. There is always someone willing to pay top dollar, especially in this hot market.

PropStream is a great tool but it is only a small piece of the puzzle. I would encourage you to put together a plan, focus on a property type, narrow your geographic region and work hard and long to find the right deal for you.

Hey @Nate Baum

I am a broker/investor in Johns Creek. Everyone above me has provided great information for you to consider. However, the best info is from @Joe Cassandra. Don't buy and hold for 10 years with the idea of moving in. Too much can change in your life and in the area. Buy a good rental, make it cash flow, do it again and again prior to the 10 year plan and then buy a home you really want to live in. Not something that is a mix of rental/primary.
