Hey @Danny Sekerak

I'll recommend two meetups that you can find on FB. They both usually meet in person but are currently meeting virtually.

Atlanta Real Estate Investing Meetup has been around for years, has an active user base of people who actually invest and they host a monthly meeting where they have a speaker for you to listen to.

REIGN Atlanta is a newer group that hosts a monthly conversation about investing in the Atlanta market. Investors share current stories about flips, wholesales and rentals and the group is free to ask questions and make comments.

Many investors are in both groups and they are both free to join. Hope this helps.

Has anyone run across a vacant property when you can't find an owner to connect with, but the house is now "under the protection" of Five Brothers Default Management Solutions?

There is a possibility the owner is deceased and had a reverse mortgage.

If you're just starting out I would encourage you to start simple and narrow your focus a little bit based upon what you are looking to achieve in the next 12-24 months.

You can do an FHA loan if you are going to occupy the home but not if you plan to rent it out.

You can do a hard money loan if you can find houses at a deep enough discount and are ready to manage a renovation. However you will most likely still need a fair amount of cash.

Also, Barrow is a great rental market for cash flow. Focus there over Gwinnett. Nice clean houses at the right rental rate don't last long so you'll have a tenant in no time.

I work the Auburn & Monroe markets as well as some others in the North Metro area. I like your idea, it's no different than "I'll sell your house in 3 weeks or I'll buy it" slogans. The most difficult part is getting engagement with a seller. If you can get the conversation, you can give them multiple options including the rent back.

TBH the whole scenario sounds a bit rushed. I would encourage you to ask yourself some questions.

1. If you are transferring to FL and staying in the same line of work you will be able to procure financing. Especially if plan to live with a parent for a few months. So why not think about investing where you live?
2. If you spend your remaining funds here on an STR, what are you going to use for living expenses in FL?

@Sophia Berry I need windows for my personal home and the two window guys I know are saying the timeline is months right now. Supply houses haven't been able to offer any potential delivery dates.

D4$ is a great way to get started and certainly keeps your cost low. 
The county records will show the Owner of Record for the property.

From there, you can use a free tool like True People Search or White pages to get a potential phone number or email address. However, most of this data is outdated and incorrect.

There are pay sites to get more data, sites like PropStream can give you a lot of data.
You can then pay to have the records skip traced through any number of providers.

The brokerages will not offer you that information, that would be a violation of their policies.
