Hello Carlos, 

I was born and raised in Hialeah and continue to live here to this day. Congratulations on your closing and welcome to the neighborhood. You bought the property as an investment and plan to rent it? That is awesome man, good on you. 

Hialeah is the 6th largest city in the state of Florida.

Thanks for all the replies. I will look into the 203k. However i'm afraid this type of loan is for bigger repairs. $6000 was a high estimate. I'm almost sure I can get the roof done for $4000.

Hello all,

I'm hoping to close on my first home by May. I spoke with the seller today and they were up front with me stating that the house will need a roof replacement. I grew up in an identical house that my parents still live in. I have recent estimates that a new roof is about $6,000 for this style of townhouse. Will it still be possible to obtain FHA financing?

How do these issues usually play out?

Thanks for the replies. I set the closing date on or before 06/01/2013, 120 days to obtain financing, and 120 days for inspections. Yes, EM will be held at my attorney's office where the closing will be. These can all be extended later if need be correct?

Hello everyone,

I sent out some yellow letters to absentee owners in a small neighborhood I am interested in purchasing in for my primary residence. I received a call from a seller that wants to sell FSBO but they need to relocate family first. Would it be possible to get under contract now so I can secure my interest in the property and no other offers will be entertained?

I guess my question is related to the timelines involved once the contract is executed. (inspection period, financing, appraisal, etc...) does this pose a problem? Say the seller accepts my offer and we are under contract today, is there an addendum or stipulation I can add or should I just put the dates far out there enough and if we need an extension we can go from there?

I experienced fierce competition and low inventory in 2012, lots of cash buyers and people paying over appraised value. It's crazy here and always will be. Miami, Miami Lakes, Doral, Miami Beach, Hialeah, Pembroke Pines, Miramar, etc...

I think we all unanimously agree that the request to remain a tenant is the main red flag. I would like to question the relationship I have to the seller because he is my neighbor. I'm currently living with my parents. Let's say he agrees to move. Would this be considered an arm's-length transaction?

All I wanted was an opportunity to purchase the property legit.

Would it make a difference to inform the lender ahead of time of his plans to try and prevent the sale?

He told me the listing agent is turning a blind eye. Should I have my Realtor contact the LA once its listed?

He's willing to break the rules. He only wants to sell to someone with the secret agreement that he can rent from them for 3-4 years. Who in the right mind is going to go along with him? In my town i'm sure he will find someone!
