@Donovan James Good for you! I wish I had started investing in college. You should definitely speak to a lender about this. If you can show consistent income (even if you are working for yourself), a recent tax return, and proof of funds, it should be possible to qualify for a loan of some sort. Sometimes it's better to find the smaller, local banks as they are more willing to work with you, as opposed to the corporate banks.

Hi everyone! I am strongly considering starting my own in-person meet up group. Networking is my main priority this year and I can't wait to meet more like-minded people in the area and talk real estate. I've already spoken to a few people who are interested, and I don't want too big of a group to start out with. Is anyone else in the Plainfield / Naperville / Aurora, IL area interested and comfortable with meeting with a small group in-person? It would probably be Wednesday or Thursday evenings around 6pm.

Having to evict an inherited tenant can be tricky... especially with the current eviction moratorium in place until the end of March (could possibly be extended as well), meaning those tenants can just sit and not pay for quite a while and it might be difficult and costly to finally get them out. It's up to you and what you think is best for your situation, but make sure to weigh the pros and cons of each scenario and talk to your attorney!

Hi @Blake Lew! Yes, @AJ Guzman is correct, you can definitely go FHA on a duplex and even on a building up to 4 units. Aurora has a ton of small multi-family buildings, so it shouldn't be too difficult to stay closer to your office!
