% Down on Duplex, What is normal or possible in your experience?

What is the realistic minimum amount down on a duplex? Does that change with FHA loan? I've read that theoretically, one could put down as little as 3.5% but the lenders I've spoken with have said a duplex requires 20%. What is normal or possible in your experience? This will ultimately decide whether or not I would make this investment.

Ill also share a little about myself if anyone interested in networking or offering other insights. I'm looking to buy an investment I can live in near Naperville. My main priorities are just value and return and less than a 15 mile drive to my office in Aurora. Location doesn’t really matter personally to me as long as it’s a good investment. Dupage County, Naperville, Aurora, Lisle, Bolingbrook, Downers Grove would all be acceptable. Ideally a property I can live in and rent a portion out, house hack or small multi. Thanks for reading.
